Owning more of your home is called staircasing. The bigger your share, the lower your rent. You can buy more whenever you're ready - there's no pressure to staircase, and no rush. We offer a free estimate of the value of your home, so you can see what the cost would be before committing to anything.
Just like any other homeowner, you’re responsible for the inside of your home. That covers everything from a leaky tap to repainting a wall, repairing broken appliances, or replacing a worn carpet.
What we look after depends on where you live. If your home is in a block of flats, we take care of the shared parts of the building - communal stairwells, hallways, lifts, and the front entrance. Those repairs are covered by your service charge.
We believe that we should make it as easy as possible for you to make changes to your own home. Most things like painting, hanging shelves, decorating a room your way, you can do without asking us. For larger or structural changes, we’ll work with you to make things as straightforward as possible. We’ll help remove unnecessary barriers, while making sure the right permissions and paperwork are in place — especially important if you decide to sell in the future.
Your service charge covers the cost of looking after the parts of your home Sparrow (or a third-party) is responsible for. This covers things like grounds maintenance, communal repairs, and building insurance. We'll always be clear about what you're paying for, when and why it may change, and how to see a statement. No surprises.

Shared ownership is a way into a home of your own, with a much smaller deposit than the open market expects. You buy a share of the property and pay rent on the rest.
Our role is what shared ownership specifically needs - helping you buy more shares when you're ready, looking after the communal parts of your building if you live in a flat, and making it easy for you to make your home your own.

Fire safety
All flats follow a Stay Put policy. We check fire equipment regularly, carry out monthly safety inspections, and keep communal areas clear so they remain safe in an emergency.
